The process of designing a home contains many items that affect the cost, time to
build and the comfort of the home.
All of these items need to be addressed during the design process.
As a client that wants their home plans prepared it is important for you to not just get
a person that can draft, but a person that has design experience, permitting
experience, and building experience.
What I offer, that others do not, is I am the owner operator professional engineer with
over 37 years of experience in the area of land development, home design, plans
permitting, home inspections, construction resolutions and redesign, and home
construction. I am over qualified to just design homes, but I enjoy what I do and you
will benefit.
I design homes based on the floor plan that best suits your needs. I take this floor
plan and create the look you want your guests to see when they drive up to your
home (the Elevations). THEN, I make your home the most energy efficient it can be,
while meeting your aesthetic pleasures. We do this with Department of Energy
proven products that are available across the USA.
I start with the building envelope. The items I consider you will never see, but you will
benefit for the life of your home.
I design homes that are using less than 1/2 the ENERGY of Energy Star Homes.
When I design your home the cost of your Mortgage and your Energy bills will be less
than any other method of construction* while supplying you with the home comfort
you will appreciate. While knowing you are in a home that exceeds all High Wind
Velocity designed homes.

Permit Plans
You will need to have a set of house plans that give the information the Permit people ( your building permit
issuing authority) are looking for. This can be the county, city, or your local governing body.
These items are covered in my typical permit set and are roughly:
1. Title sheet with contact info, area and legal description
2. Site plan with all roads, setbacks, dimensions to structures on the site (Survey by client.)
3. Floor Plans with dimensions
4. Elevations with roof slope, heights, materials
5. Door and Window schedule with sizes of doors and windows
6. Section, building section and details showing the construction of the house
7. Framing plans, roof & floor - showing sizes of framing members and span direction
(Truss design showing loads and uplifts by client.)
8. Foundation plan
(Soils analysis to determine 'soil bearing capacity' by client.)
This is my basic set of plans that I offer at a fixed rate quote (typical price: $1.50 per square foot.)
